What it's doing, and what that usually means.

Ten problems we get called about every week. This won't replace a diagnosis, but it will tell you whether you're looking at a thirty-minute part swap or something that needs opening a wall.

Toilet runs and won't stop Failed flapper or fill valve Half-hour repair. Parts ride on the truck.
Hot water gone in five minutes Broken dip tube or a dead lower element Test the elements first. Often a repair, not a new tank.
Every drain in the house is slow Main line stoppage, not a fixture clog Cable or jet from the cleanout, never through your tub.
Warm spot on the floor Hot-side slab leak Electronic location before any concrete gets opened.
Water bill jumped, nothing looks wrong Running toilet, or a leak underground Meter test with everything off, then isolate the line.
Sewer smell from a spare bathroom Dried-out P-trap or a blocked vent Refill and watch it. If it returns, the vent stack is the problem.
Pipes bang when a faucet shuts Water hammer, usually from high pressure Test static pressure, then an arrestor or a new regulator.
Low pressure at one fixture only Clogged aerator or a scaled cartridge Clean or swap it. Usually done in the same visit.
Low pressure through the whole house Failed pressure regulator or a partly closed main Gauge it at the hose bib, then replace the PRV.

Advantage Plumber & Drain runs out of Military Drive West, which puts Lackland, Valley Hi, Port San Antonio, Indian Creek, and Southwest ISD neighborhoods a few minutes away instead of a cross-town haul. We cover the rest of the city too, but on this side you'll get us faster.

The southwest side has a lot of houses built between the fifties and the eighties, which means cast iron drain lines at the end of their service life, original galvanized supply, and slabs poured before anyone worried about what ran under them. We deal with that housing stock constantly and we know what to look for before it fails.
